Highlights about the house. It was built in 1978 and we are the second owners. We've been here since 2001 and I'm very familiar with everything in the house and in the property. The house has a new roof as of December and I believe the warranty is transferable the house has long windows that were replaced about 12 years ago. They also have a warranty that guarantees the windows and I believe it is transferable. The windows are made of industrial glass with a mylar film in the middle of the two industrial pieces of glass. They are rated for I believe R8. They were about 26,000 to do all the windows years ago. The warranty guarantees the window against breakage of any kind, and I did have to make two claims and they came out and repaired them at no cost. Again I believe that warranty is transferable. The house has a new water tank and pressure switch. It has a dual water tank water softener that regenerates only after a certain volume of water has passed through it. That saves a lot of electricity and salt by gauging the regeneration by volume instead of time like many water softens do. Also having two tanks you can regenerate at any time of the day. It just simply switches over to the other tank. Coming in from the well there's a whole house water filter that catches debris before it enters the system. The (Craftmade) cabinets in the kitchen will replace around 2005. The entertainment system stays with the house if the buyer is interested. It's a stereo system that has 11 subwoofers and each subwoofer has its own amplifier. The television is an 82 in DLP but the picture is very sharp. Again the couch also stays with the system since the subwoofers are built into the couch, or should I say seven of them are. Also in the kitchen there is a water filtration system. It's a Culligan system that has reverse osmosis and many other filters. It only needs to be replaced every other year and filters out almost everything. The water is safe to drink and has no strange taste or odor to it. The master bath is currently being remodeled and will have a walk-in shower, all of it will be tile. I have a professional plumber doing the work. That bathroom is included in the price. The house had new siding put on it approximately 2006. It had an extra layer of insulation put on the house at the time of installing the new siding. The house has a new roof as of December 2021 and the warranty is transferable. The property does have a 30,000 gallon swimming pool that's 9 ft deep and was refinished approximately 2007. There is a pool house that has a commode, sink, outside shower and has hot and cold water. The swimming pool needs a new pump but other than that everything is ready to go, vacuum systems, two pool covers. The barn is a two-story Barn and has a utility sink and running water and 220 volt. The garage also has heat and air conditioning pumped into it if desired. The septic system has always functions properly and was regularly clean our average electric bill in this house is about $130 a month. The first thing I did when I moved in in 2001 was put 12 inches of blown insulation in the Attic. The house has LED bulbs throughout, and it also has a radon eliminator that was cut into the foundation. The house has a wood burning stove and also has a humidifier built into the air handler. The heat pump is a Train 16 seer and has always performed flawlessly. There's also an ultraviolet light in the air duct system to kill any harmful particles. The property sits on 5 and 1/4 acres and there is a stream in the back of the property that feeds into the Chesapeake Bay. There are walking trails on the property and I could cut additional walking trails for a potential buyer if desired. The deck off the kitchen is made out of mahogany wood.
